Project SUMMARY :
Project Exeter was a full basement renovation in East York, Toronto, focused on turning an underused lower level into a more practical and livable space.
The homeowner wanted a basement that could support everyday use with a proper bathroom, bedroom, laundry area, living area, and improved flow. Big Dreams Reno created a renovation plan that included drawings, permits, layout planning, system updates, and finishing work.
Project CHALLENGE :
The main challenge was working around the existing HVAC system while creating enough usable space for the new basement layout.
The basement also did not have a bathroom, so the plumbing, electrical, HVAC, and layout had to be carefully planned to make the lower level feel comfortable and functional without feeling tight or awkward.
THE PLAN :
Before the work began, we reviewed the basement layout, permit requirements, plumbing needs, HVAC placement, and the homeowner’s goals for the space.
The plan included:
Creating a better basement layout with a washroom, bedroom, laundry area, and living space
Planning the drawings and permits before construction
Moving and updating mechanical systems to maximize usable space
Coordinating plumbing, electrical, flooring, stairs, and window updates
THE BUILD :
During the build, Big Dreams Reno handled the basement renovation with a focus on function, code-friendly planning, and clean finishing.
The work included:
Installing a new downstairs washroom
Creating a new basement bedroom
Replacing the HVAC system and adjusting the water tank location
Installing new stairs, windows, flooring, electrical, and plumbing updates

The finished basement is now more complete, comfortable, and functional for daily use.
